5 Repairs That Add Value Before You Sell (and 5 That Don’t)

Before you sell your home, it’s smart to know where to spend your money. Not every repair pays you back. Some small fixes add real value, while some big projects barely move the price at all.

Repairs that usually pay off: fresh paint in neutral colors, fixing any leaky faucets, cleaning or refreshing the yard, replacing broken light fixtures, and deep cleaning carpets or floors. These are cheap, fast, and buyers notice them right away when they walk in.

Repairs that usually don’t pay off as much: a full kitchen remodel right before selling, adding a swimming pool, replacing floors that are already in good shape, over-upgrading compared to other homes on your street, and expensive landscaping projects. These cost a lot of money but rarely add that same amount back to your sale price.
