Do You Really Need 20% Down in Athens?

On a typical Athens home, 20% down is a big number. With a median sold price of $417,500 in our four-county area (Classic MLS), that’s $83,500. 10% down is $41,750. That’s a $41,750 difference, so it’s worth knowing what the extra money actually gets you.

According to national loan data studied by Realtor.com, your rate barely changes between 10% and 20% down. The biggest rate jump below 20% happens when you reach 10%. The main benefit of 20% is that you usually stop paying private mortgage insurance, or PMI, which lowers your monthly payment.

One lender in the report shared a smart idea. If you have 12% to put down, consider putting down 10% and using the extra 2% to pay off debt. On an Athens median home, that 2% is about $8,350. You’d get about the same rate, and paying down debt could raise your credit score. That might lower your rate even more. PMI costs are different for each buyer, so it’s worth running your own numbers.
