Two Buyers, Same Month, Very Different Payments

You’ve probably heard that mortgage rates are around 7% right now. But that’s just an average. A new Realtor.com report looked at 2025 loan data from Freddie Mac. It found that most buyers got rates somewhere between 6.50% and 7.43%, all in the same month.

Here’s what that gap means in Athens. In September, the typical single-family home in Clarke, Oconee, Barrow and Walton counties sold for $417,500, based on Classic MLS data. With 10% down, a buyer at 6.50% would pay about $2,375 a month in principal and interest. A buyer at 7.43% would pay about $2,609. That’s $234 more every month for the same house. That’s about $14,000 if you stay 5 years, and about $84,000 over the full 30 years.

So what decides where you land? Three things: your credit score, your down payment, and the lender you pick. Some take time to change. Others you can fix this week. I’ll break down each one in the next few posts.
